Most flat roofs fail at the deck or the vapour barrier, never at the membrane. We design every system from the substrate up — tap a layer to see what we’d actually spec on a 400 m² warm-roof refurbishment.
Polyisocyanurate boards cut on a 1:80 fall and bonded to the vapour layer. We’d specify Recticel Eurothane or equivalent BBA-certified board, lambda 0.022 W/mK. Boards are staggered to break the joint pattern and reduce thermal bridging at every edge.
We don’t do everything. We do flat, single-ply and lead-hybrid — on commercial buildings, high-spec extensions, and the occasional listed-building refurbishment that needs a modern warm-roof solution.

Every full re-roof carries a HomePro IBG that’s independent of our trading status. If we’re no longer here in nineteen years, your warranty still is. The membrane manufacturer covers the next ten on top of that.
Six fitters, all manufacturer-accredited on the systems we fit. Sika, Bauder, Sarnafil cards re-tested every year. We don’t carry a single subcontractor on the books; every man on your roof is on our payroll.
We take 60+ build photos per project — deck, VCL, insulation, every overlap, every termination — before they’re covered up. You get them on a USB at handover along with the as-built drawings, manufacturer certificates and warranty paperwork.
We over-design falls (1:60 minimum, 1:80 typical) and use taper-cut insulation rather than relying on deck firrings alone. Outlets are sized for a 50-year storm event, not the 1-in-25 most contractors get away with.

Original deck had survived twenty-eight years and didn’t need replacing. New vapour barrier and taper-cut PIR brought the as-built U-value from 0.42 down to 0.16 — well past current Approved Document L minimums. Sika Sarnafil S327 mech-fix membrane terminated to a new edge trim profile, with stainless-steel disc fasteners on a 600×600 grid.
Building was occupied throughout. Zero working-hour disruption to the tenants — we worked 6:30am to 2:30pm and finished cleaning down before reception opened.
Typical commercial re-roof runs £85–£140/m² depending on substrate condition, fall geometry, edge complexity and insulation depth. Quoted properly, not estimated.
We work between Bristol and Slough. For larger commercial projects we’ll travel further on an arranged basis — but our default is to stay close enough that the supervisor can be on site within an hour.
